But the part that does not depend on anything is the promise underneath the fee, and that is worth stating first.
We charge a commission on what your property earns. No commission is due on an empty week, so we are paid only when the property is. And the commission itself is conditional: if we do not hold a 4.8-star rating on Airbnb, you do not pay it.
The guarantee
4.8 stars, or no commission
We are the only manager on this coast to tie our fee to a rating. If your property does not hold a consistent 4.8+ star rating on Airbnb under our management, you do not pay commission. Not a discount, not a partial refund — no commission.
Paid on results
Commission is charged on booking revenue, so an empty week costs you nothing in fees.
Conditional on the rating
Miss 4.8 and the commission is not charged for that period. The risk sits with us, not you.
Deliberately capped capacity
We turn work away rather than take on more properties than we can physically service.

Because the rating is the part we actually control. Guests score communication, cleanliness and accuracy, and all three are management decisions rather than luck. A manager who cannot hold 4.8 is not being unlucky; they are taking on more properties than they can reach. Capping how much we take on is what makes the guarantee affordable to offer.

We quote per property because a one-bedroom in Savona that turns over weekly and a villa in the Langhe that takes four bookings a season are not the same job. These are the things that move the number.
Service level
Co-hosting costs less than premium management, because you are keeping the on-the-ground work.
Where the property is
Somewhere we already service on a changeover round costs less to run than an outlier that needs its own trip.
Size and turnover
Changeover frequency drives cost more than square metres. A studio letting fifty times a year is more work than a villa letting eight.
What is already in place
If you have a cleaner, a channel manager and good photography, there is less to set up and that shows in the quote.
One-off work

Managers on this coast charge a commission on booking revenue, and the rate moves with how much work they take on — remote listing management sits well below full on-the-ground management. Rather than publish a number that would be wrong for half the properties we look at, we quote against your specific property, and the quote is the number.
