Laigueglia
Savona · Liguria Laigueglia is what Alassio looked like before Alassio became Alassio. It is a former coral-fishing village that never converted itself into a resort: the historic core is a grid of narrow car-free lanes running down to the sea, the fishermen's houses are painted in the flat ochres and pinks of the old Riviera, and the twin bell towers of San Matteo dominate a seafront that has almost no modern building on it. It is a certified Borgo più bello d'Italia and a Blue Flag beach. Its neighbour is four times the size and twenty times the noise, which is precisely why people book here. The commercial logic follows directly: very limited stock, no room to build, and a guest who has chosen the village specifically rather than shopping the coast on price.
The market This is a scarcity market with an access problem attached. Almost nothing inside the old village can be reached by car, which suppresses interest from guests with heavy luggage or mobility limits and concentrates demand among couples and small parties who want charm and quiet. There is no volume of comparable listings, so rates hold well in season without aggressive management. What cannot be fixed by marketing is the physical reality: narrow lanes, stairs, and no parking within the centre. The listings that do well are the ones that treat that as the product rather than as a caveat buried at the bottom.
A concentrated summer with genuinely strong spring and autumn weekends, helped by the Borghi più belli listing and by the coastal walking route over the headland towards Alassio. Cycling in the hills behind adds a further shoulder-season thread. Winter is quiet in a way the larger towns are not — a substantial share of businesses close, and the village becomes residential again.
Couples above all, plus small groups and older visitors who want the Riviera without the crowds. A strong northern European contingent arrives through the Borghi più belli route, alongside Italians who know the village from childhood and return. Average party size is smaller than anywhere else on this coast, which changes what kind of property performs.
Tall, narrow fishermen's houses divided into small apartments, plus a limited band of property along the seafront and on the slopes behind. Two- and three-room flats dominate; genuinely large properties are rare. Almost nothing has a lift and very little has parking, so both are significant differentiators when present.
Laigueglia lets follow the standard Ligurian pattern — CIN on every listing, Regione Liguria registration ahead of the first arrival, and Alloggiati Web filings to the Questura within 24 hours — plus the Comune di Laigueglia's tourist tax. As in the other protected historic centres on this coast, alterations to buildings in the old village are likely to require authorisation, and that is worth confirming before committing to a renovation budget.
Laigueglia is the most physically awkward village on our western run, for the same reason guests love it: you cannot drive into it. Linen, supplies and anything bulky are carried the last few hundred metres on foot through the lanes. We schedule accordingly rather than discovering it on the day, and we are candid with owners that a changeover here costs more in time than an equivalent flat in Andora ten minutes away.
What management covers
FAQ It filters them, which is not the same thing. Guests who want to park at the door book Andora or Alassio; guests who want a car-free village book Laigueglia deliberately. The damage comes from not being explicit — arriving with three suitcases and discovering a ten-minute walk is how a good property gets a poor review.
Small does not mean simple. The stock is limited and the access is difficult, which makes reliable turnovers harder here than in bigger towns, not easier. The scarcity supports good rates; the logistics are what actually need managing.
By contrast, firmly. Laigueglia cannot compete on facilities, nightlife or beach scale and should not try. It competes on being the quiet, intact fishing village that Alassio no longer is, and guests searching for that are not price-shopping between the two.
Smaller than you might assume. Couples and small parties dominate, and the building stock suits them — tall narrow houses divided into two- and three-room flats. A large apartment here competes for a much thinner slice of demand than the same property would in Loano.
