It is built up a steep hillside above a marine protected area, with its uninhabited island sitting just offshore — a nature reserve with a submerged cave system that draws divers and snorkellers from well beyond Liguria. Almost every property here has a sea view, which sounds like an unqualified advantage and mostly is. The part that does not appear in the photographs is the topography. What gives Bergeggi its views also gives it steps, steep private access paths, tight parking and buildings that a vehicle cannot get close to. Any honest account of letting here has to cover both halves, because the guest who books on the view and arrives with heavy luggage and limited mobility is where the reviews go wrong.

The view-led bookings are broader, and this is where matching the property to the guest matters most: a hillside flat reached by eighty steps is a fine holiday for some people and a ruined week for others.

    A compact summer, with the diving and snorkelling trade extending usefully into late September and early October when the water is still warm and the reserve is quieter. Spring brings walkers on the paths above the coast. The winter months are close to dormant, and the exposed hillside position means weather affects bookings here more visibly than in the sheltered bays nearby.

  • Who books

    A smaller, more self-selecting group than the family resorts either side — couples, divers, and travellers specifically seeking somewhere quiet with an outlook. Italian and northern European in roughly equal measure. They tend to be experienced independent travellers who read a listing properly, which is an advantage if the listing is candid and a liability if it is not.

  • The properties

    Terraced houses and small apartment buildings stacked up the hillside, plus a handful of villas. Sea views are close to standard; level access is rare.
