Loano is a beach town with a harbour problem in the best sense. Marina di Loano is one of the largest and most modern yachting marinas on the whole Italian Riviera, capable of taking superyachts, and it reshaped the town when it opened. Alongside the traditional sandy beach and the arcaded streets of the old centre — the Palazzo Doria, the medieval quarter, the Roman mosaic in the Municipio — there is now a second Loano built around boats. That gives the town two very different guests occupying the same postcode: the Italian family taking a fortnight in August, and the boat owner or crew member who needs three nights ashore in May and does not care about the beach at all. Owners here consistently underestimate how much the second group is worth.

    Italian families on long summer stays make up the bulk, with the usual Piedmont and Lombardy concentration. The marina adds a smaller, wealthier and much more international layer — northern European and occasionally further afield — who stay two or three nights, book at short notice and judge a property on practicalities rather than charm.

    Substantial apartment stock built for the summer trade, ranging along and behind the seafront, plus older property in the arcaded old town and newer development near the marina.
