Andora is the practical option on this stretch, and it does not pretend otherwise. It has a long, wide sandy beach, a modern marina, a working railway station and — unusually for the Riviera — space. The town spreads inland along the Merula valley rather than being squeezed onto a narrow coastal shelf, which means parking is achievable, buildings have room around them, and arriving with a car and two children is not an ordeal. The history is up the hill: the Castello di Andora complex, with its thirteenth-century church of Santi Giacomo e Filippo, is one of the finest surviving medieval ensembles in Liguria, and almost none of the town's visitors ever go up to see it. For owners, Andora is a volume market rather than a prestige one, and it rewards being straightforwardly good at the basics.
Convenience is the product. Guests choose Andora because they can park, because the beach is wide enough not to feel crowded in August, and because an apartment costs less here than the equivalent in Alassio twenty minutes up the coast. That means competition is on practical merit rather than brand: a well-equipped flat with a dedicated parking space and a short walk to the sand will let consistently. It also means rates are capped — Andora does not command a premium, and trying to price it like its more fashionable neighbours produces empty weeks.
Summer-dominated, running from June to early September with the usual August concentration. The marina and the cycle route along the old railway line add spring and autumn traffic, and the valley behind the town draws walkers. Winter is genuinely low. The upside of the volume market is that the summer fills reliably; the downside is that there is little to fall back on.
Italian families in large numbers, predominantly from Piedmont and Lombardy, arriving by car for a week or two. A meaningful secondary group of cyclists and walkers uses the town as a base in spring and autumn. Guest expectations are practical rather than elevated: space, parking, a working kitchen, and proximity to the beach.
Plentiful by Riviera standards, and that abundance is the defining market fact. Modern apartment blocks with balconies, garages and lifts dominate, spreading back from the seafront and up the valley. Because supply is generous, an ordinary flat competes hard; the ones that stand out have a garage, outdoor space, or a genuinely short walk to the sand.
Andora lets require a CIN on every listing, registration with Regione Liguria before the first guest arrives and guest details filed to the Questura through Alloggiati Web within 24 hours of check-in, alongside the Comune di Andora's tourist tax. Nothing here is unusual, which is itself worth saying: after the protected historic centres further east, Andora is a comparatively simple place to bring a property to market.
Andora is the easiest town on the whole coast for us to operate in. What management coversBecause supply is higher and the brand is weaker, and neither is going to change. Andora competes on value and convenience, not prestige. The compensation is that the summer fills reliably and the property is far cheaper to buy and to run.
It is the single most useful thing an Andora property can have. Almost every guest arrives by car, and while parking is easier here than elsewhere on the coast, a dedicated space still removes the one thing that causes arrival stress in August.
More than the town advertises. The medieval castle complex above Andora is genuinely significant and almost always empty, the old railway line is now a cycle route along the coast, and the Merula valley behind has good walking. Listings that mention these reach the spring and autumn guest that beach-only listings miss.
It is among the more forgiving on this coast. Entry prices are lower, the stock is modern and cheap to maintain, access is easy and summer demand is dependable. What you will not get is a premium rate or much of a season either side of the summer.
